Terms and Conditions

1. Scope

These Terms and Conditions apply to all bookings of holiday accommodations (apartments) by Hauszeit-am-See GbR, Tweelbaeker Tredde 4, 26135 Oldenburg ("Landlord"), by the guest ("Tenant") via the website oldenburg-apartments.de or the Smoobu booking system.

2. Booking and Contract

The display of accommodations on our website does not constitute a binding offer. By booking through the booking system, the Tenant submits a binding offer. The rental agreement is concluded when the Landlord confirms the booking by email.

3. Prices and Services

All prices are final prices including statutory VAT. The rental price includes: use of the accommodation, bed linen, towels, final cleaning, WiFi, electricity, water, and heating. Not included: tourist tax (if applicable), additional services such as breakfast or extras.

4. Payment

After booking confirmation, a deposit of 30% of the total price is due within 7 days. The remaining payment is due no later than 30 days before arrival. For short-notice bookings (less than 30 days before arrival), the full amount is due immediately.

5. Arrival and Departure

Check-in is from 3:00 PM, check-out must be completed by 10:00 AM. The Tenant will receive access details via self check-in before arrival. The accommodation must be left in a swept condition upon departure. Final cleaning is included in the price.

6. Cancellation

Cancellations must be made in writing (email is sufficient) to the Landlord. The following cancellation terms apply: Up to 60 days before arrival: free cancellation. 59 to 30 days before arrival: 50% of total price. Less than 30 days before arrival or no-show: 90% of total price. The Tenant is free to provide evidence that no or significantly less damage has occurred. We recommend taking out travel cancellation insurance.

7. Tenant's Obligations

The Tenant undertakes to treat the accommodation with care. Damage must be reported to the Landlord immediately. The maximum occupancy as per the property description must not be exceeded. Smoking is not permitted in any accommodation. Excessive noise, particularly between 10:00 PM and 7:00 AM, must be avoided.

8. Liability

The Landlord is not liable for damage to the Tenant's personal belongings, unless caused by intentional or grossly negligent conduct by the Landlord. The Tenant is liable for all damage to the accommodation and its furnishings caused culpably by them or their fellow travelers.

9. Pets

Pets are not permitted in the apartments.

10. Final Provisions

The laws of the Federal Republic of Germany shall apply. Should any provision of these Terms be invalid, the validity of the remaining provisions shall remain unaffected. The place of jurisdiction is, to the extent legally permissible, Oldenburg.
